CONSTRUCTION MATERIALS: TOTAL PRICE INCREASE FOR 2023.

The overall picture from the previous year for the prices of building materials seems to indicate their general upward trend. The increase observed is about 5,7%, with some materials experiencing slightly lower percentages and others recording an increase of almost triple that rate.

Brick appears to be in the lead by a significant margin. Specifically, the price of brick increased by 14% compared to its price levels at the end of 2022. Last year’s prices were also higher compared to 2021, so this year we can say that it marked a second consecutive significant increase.

Noteworthy is the performance of window frames, especially those offering better energy efficiency. Specifically, there was an increase of 11,2% in security glass windows and 7% in aluminum frames. Even though advanced energy-efficient frames seem to have experienced a significant price increase, wooden frames also saw some appreciation. In this case, the price increase was smaller, reaching only 5,2%, a percentage slightly lower than the overall average increase of all construction materials.

Regarding piping, prices increased in this sector as well. Copper products saw an upward trend, with pipes being priced up by 3,5% and conduits by 7,2% compared to the prices they had in the same period last year. The largest difference was observed in plastic, synthetic, or cement composite pipes, the prices of which increased by 11,2%.

The prices of materials related to surface cladding experienced higher increases compared to the average. Specifically, marble tiles saw the highest rise at 7,2%, followed by parquet with 6,5% and floor and wall tiles with 5,9%. Materials for oil painting, acrylic, and water-based plastic paint increased to a lesser extent by 4,7%.

Finally, some basic construction materials increased, but not to such a large extent. Specifically, the price of cement and concrete increased by 6,3% and 6,1% respectively. Reinforcement steel saw a smaller increase, just 3%.
