Leading by a significant margin, the city center of Athens records the highest number of available properties for sale. Following in second place are the suburbs of Piraeus, which have recently become an increasingly popular investment area. Next are the southern suburbs, particularly Glyfada, which also boasts a substantial supply of housing. On the other hand, the northern suburbs, especially Kifisia, have the lowest number of properties available for sale.
Despite the high availability of properties in the city center, the market is primarily characterized by homes that are over 40 years old. Specifically, most residences were built before 1970. However, this does not seem to significantly impact their pricing, as some properties reach values comparable to newly constructed homes. The average sale price in the area hovers around €200,000, with 4 out of 10 properties available at prices below this average. It is also essential to consider the large proportion of properties available through auctions. These properties are often offered at half the market price of similar homes, contributing to the lower average prices in the market.
The areas with the highest availability and lower average prices in the city center are Agios Panteleimonas, Patissia, and Kypseli. Slightly higher prices with significant availability are observed in Zografou, Neos Kosmos, and Goudi, while on the opposite side, areas like Kolonaki and Lycabettus have zero property availability.
Piraeus comes next, showing a continuous upward trend in the investment market. The high availability of properties combined with the more affordable prices in the area make it ideal for a wide range of buyers, either individuals or companies. Piraeus, like the city center, mainly consists of older properties, most of which require renovation. The areas in Piraeus with the highest demand and lowest availability are Kallipoli–Freattyda, Kastella, and Pasalimani. Currently, the total available properties in the area are estimated at approximately 1,500, most of which are listed through real estate agencies, placing Piraeus in second place after the city center of Athens, where available properties are estimated at around 7,000.
In the western suburbs, newer residences are primarily available at prices similar to those in the center of Athens. Specifically, the vast majority of properties, approximately 4 out of 5 of those available, were built in the last 30 years, with an average price of €200,000. At a slightly higher average price of €250,000, this percentage decreases slightly to 70% of the available properties. The areas with the lowest availability in the western suburbs are Nea Ionia, Petroupoli, and Haidari.
The southern suburbs present a particularly interesting case in the real estate market. Despite the increased availability of approximately 1,000 properties for sale, these areas rank first in terms of price levels. The total value of available properties in the southern suburbs is estimated at €670 million, nearly double the value of available properties in Piraeus, which stands at approximately €350 million. The average asking price in most areas of the southern suburbs is €600,000, with the highest prices observed in Varkiza, Voula, and Vouliagmeni, where the average price is 25% higher than in other areas.
Property prices in the northern suburbs also remain high, with availability being almost negligible compared to other areas of the Athens basin. Although prices are considered high, for example, approximately €500,000 in Kifisia, they have recently been, for the most part, lower than those in the southern suburbs.
